NEW APARTMENT BUILDING

DESCRIPTION:
This apartment building is a seven unit four-story structure on a downslope lot in Oakland, California. The units are two and three-bedroom units with balcony, separate parking garage, and a shared common courtyard. The building structural system consists of prefabricated wood roof trusses, floor joists, and steel moment resisting frames for the large window opening and garage doors. Site improvement work included a thirty-foot tall shotcrete retaining wall with steel tie-back anchors to stabilize the hillside with a system of back drains to capture and release both runoff and ground water.
